Case 01 — Residence Shortlisting + Personal Manager

The situation

A senior finance professional relocating from Hong Kong with a four-week lead time, no prior Bangkok experience, and a clear set of requirements around commute, building quality, and privacy.

What we did

Shortlisted four Sukhumvit properties within five working days; coordinated two viewings during an advance site visit; arranged household setup and staff scheduling ahead of the main arrival date.

Outcome

Property selected on the advance visit. Household operational by arrival day. The client extended the Personal Manager engagement for a further twelve months.

The situation

What we did

Compared original and renewal documents clause by clause; identified three material differences; summarised implications in plain language; introduced an independent legal practitioner for one clause that warranted formal review.

Outcome

Two clauses negotiated back to original terms. The third was reviewed by the independent professional and confirmed acceptable with a minor amendment. Renewal signed within the client's three-week window.
