A name chosen for considered placement
Sondre began as a small advisory practice on Sukhumvit — two people with a shared instinct that the way residences were being matched to people in Bangkok was, in most cases, not working well. Listings were plentiful; honest orientation was not.
Over time the practice shaped itself around what clients actually needed: a shorter, better list rather than a longer one; someone to stay in contact during the weeks after move-in; clear language around what a lease actually said. Three distinct services emerged from those early conversations and they remain the three we offer today.
We are based at Soi Sukhumvit 11 and work across central Bangkok. Phuket and Pattaya engagements are available on request for clients whose needs extend beyond the capital.

Homes found without the noise
Our work is shaped by a single aim: that the people we work with end up in homes they're pleased with, having spent as little of their own time and attention on the process as possible.
We are a concierge, coordination and operational support practice. We do not offer legal advice, do not act as licensed agents, and do not accept referral fees from landlords or developers. These boundaries are not incidental — they are how we keep our guidance useful.

Based in Bangkok since 2014. Works directly with clients from initial brief through to settled-in, with a particular focus on central district shortlisting.

Personal Manager
Coordinates all household and lifestyle arrangements for Personal Manager clients. Fluent in Thai and English, attentive to the practical details that matter most on arrival.

Research & Documentation
Manages ownership background research and contract walkthrough support for Advisor Liaison clients. Brings careful reading and clear summaries to every engagement.

We accept no fees from landlords, agents, or developers. Our only income is the fee our clients agree to before work begins.

Lease clauses, ownership structures, and operational details are explained in plain terms. We flag what we don't know as readily as what we do.
Prompt responses
We respond to all messages within one working day. Personal Manager clients receive attentive support around the clock for operational requests.

Expertise
Residence work in Bangkok takes local familiarity
Bangkok's rental market is active and varied, but the information available to someone arriving from abroad is often incomplete. Building names and soi addresses appear in listings without the neighbourhood context that determines whether a property will suit a particular lifestyle. Proximity to transit, ambient noise levels, building management quality, and ownership clarity are factors that rarely appear in listing descriptions but matter considerably in practice.
Sondre's work on Sukhumvit and across the central districts is built from years of direct contact with buildings, managers, and the practical texture of each neighbourhood. Sathorn and Silom carry a different character than Ari or Ekkamai; Rama IV addresses near Lumpini serve different daily routines than those along Wireless Road. Our shortlists reflect these distinctions rather than treating all central Bangkok as equivalent.
For clients arriving with a specific duration in mind — often a year or more — the question of lease terms, renewal clauses, and what to look for in an ownership background check becomes relevant well before signing. Our Advisor Liaison service addresses this layer of the process with care, bringing in independent professionals where formal expertise is required while remaining the client's coordinator throughout.
The Personal Manager service grew from a simple observation: the weeks after move-in are often the most demanding, and the coordination required — cleaning arrangements, household setup, transfers, and the small logistics of settling into a new city — is something most people would rather not manage alone. Our managers handle the practical side so clients can direct their attention elsewhere.
