Terms & Conditions

These Terms & Conditions govern your use of Sondre's concierge residence services in Bangkok, Thailand. Please read them carefully before engaging our services.

1. Definitions

The following terms carry the meanings assigned below wherever they appear in this Agreement:

"Service" or "Services"
The concierge residence shortlisting, personal management, and independent advisor liaison offerings described on the Sondre website and in service agreements.
"User", "You", or "Your"
Any individual or entity accessing, browsing, or engaging with Sondre's services through this website or through direct correspondence.
"We", "Us", "Our", or "Sondre"
Sondre, a concierge residence advisory operating from 15 Soi Sukhumvit 11, Khlong Toei Nuea, Watthana, Bangkok 10110, Thailand.
"Content"
All text, images, listings, documents, shortlists, reports, and other materials provided through or in connection with the Services.
"Agreement"
These Terms & Conditions together with any service engagement letter or written correspondence confirming the scope of work.
"Independent Professionals"
Third-party legal practitioners, notaries, or other specialists to whom Sondre may provide introductions at a client's request.

2. Acceptance of Terms

By submitting an enquiry form, entering into a service engagement, or continuing to use this website after these Terms have been published, you agree to be bound by this Agreement in its entirety.

  • You must be at least 18 years of age to engage our Services.
  • You confirm that you have the legal capacity to enter into a binding agreement under the laws of your jurisdiction and under Thai law.
  • If you are engaging on behalf of a company or organisation, you represent that you have the authority to bind that entity.
  • If you do not accept these Terms, please refrain from using the website or contacting us to request Services.

3. Service Description

Sondre provides non-regulated concierge, information, and operational support services to individuals seeking residence in Thailand. Our Services include:

Residence Shortlisting

We curate a tailored selection of apartments and penthouses across central Bangkok, Phuket, and Pattaya based on your stated preferences, budget, and timeline. All suggestions are drawn from publicly available and established listings and are provided for informational purposes.

Personal Manager Service

Ongoing lifestyle and concierge coordination spanning move-in logistics, household setup, cleaning arrangements, and day-to-day requests. This service is operational in nature and does not constitute property management, legal representation, or financial advice.

Independent Advisor Liaison

We assist with administrative coordination during agreement and renewal periods, conduct background and listing research, and provide a plain-language walkthrough of contract terms for personal reference only. When formal review is required, we facilitate introductions to independent legal professionals. Sondre does not provide legal advice and is not a licensed legal practitioner.

Services are available primarily in Bangkok, Thailand, with additional coverage available on request. Availability may vary and is subject to capacity at the time of engagement.

4. User Responsibilities

When engaging with Sondre's Services, you agree to the following:

  • Provide accurate, complete, and current information when submitting enquiries or onboarding documents.
  • Respond to our communications in a timely manner to allow efficient delivery of Services.
  • Use the website and Services for lawful purposes only, in compliance with applicable Thai law and the laws of your home jurisdiction.
  • Not attempt to access, copy, or reverse-engineer any part of this website or its underlying systems.
  • Not engage in conduct that may harm the reputation or operations of Sondre or any third party associated with our Services.
  • Acknowledge that decisions regarding residential leases, tenancy agreements, or property matters rest solely with you and, where applicable, with any independent professional you engage.
  • Not misrepresent your identity, financial position, or intent when requesting a shortlist or any other Service.

5. Intellectual Property

All Content on this website — including but not limited to written material, layout, design elements, service methodologies, and shortlist formats — is owned by or licensed to Sondre and is protected under applicable intellectual property law.

You are granted a limited, personal, non-exclusive, non-transferable licence to access and view this Content for the sole purpose of evaluating and engaging with our Services. This licence does not permit:

  • Reproduction, redistribution, or resale of any Content without prior written consent.
  • Removing or altering any copyright, trademark, or attribution notices.
  • Using Content for commercial purposes beyond the personal service engagement for which it was provided.

Shortlists, reports, and research materials delivered as part of a service engagement are provided for your personal reference only and may not be shared or published without authorisation.

6. Payment Terms

Service fees are quoted and invoiced in Thai Baht (฿). Current published fees are:

  • Fees are payable in advance unless otherwise stated in writing.
  • Payment methods and bank transfer details will be confirmed at the time of engagement.
  • Refund requests may be submitted within 48 hours of payment provided no service work has commenced. Once active work has begun, fees are non-refundable unless an error on our part is demonstrated.
  • Sondre reserves the right to revise published fees and will give reasonable notice of any changes.
  • Fees for introductions to independent professionals are separate and are agreed directly between you and those professionals.

7. Service-Specific Terms

In addition to the general terms above, the following apply to specific service engagements:

Residence Shortlisting

  • Shortlists are compiled based on the preferences stated at the time of enquiry. Changes to preferences after delivery may be accommodated at our discretion and may involve an additional fee.
  • Listings included in a shortlist reflect availability at the time of compilation. Availability is subject to change and Sondre does not hold or reserve properties on your behalf.
  • Our shortlisting service does not constitute a property recommendation or investment advice of any kind.

Personal Manager Service

  • The scope of personal management is agreed in writing prior to commencement and may be adjusted by mutual agreement.
  • Response availability is described as attentive and around the clock but does not constitute a service level agreement for immediate emergency response.
  • Third-party costs (cleaning companies, utilities, movers) are payable by the client directly and are not included in the service fee unless expressly stated.

Independent Advisor Liaison

  • This service is coordinative in nature. Contract walkthrough materials are provided for personal reference only and do not constitute legal advice.
  • Introductions to independent professionals are made as a courtesy. Sondre is not a party to any agreement formed between you and those professionals, and accepts no liability for their advice or conduct.
  • Ownership and listing background research is informational and based on publicly available records. It does not constitute a legal title search or due diligence opinion.

8. Disclaimers

Sondre's Services are provided on an "as available" basis. While we take care in the quality and accuracy of the information and coordination we provide, we make no representations or warranties of any kind, express or implied, regarding:

  • The suitability of any shortlisted property for your particular needs.
  • The accuracy of third-party listing data or ownership records.
  • Outcomes of lease negotiations conducted by you or by independent professionals.
  • The continuous, uninterrupted availability of our website or digital communications.

Nothing in our communications or service deliverables constitutes legal, financial, taxation, or investment advice. Where such advice is required, you are strongly encouraged to engage a qualified independent professional.

9. Limitation of Liability

To the fullest extent permitted by Thai law, Sondre's aggregate liability to you in connection with any service engagement shall not exceed the total fees paid by you to Sondre in respect of that specific engagement.

Sondre shall not be liable for:

  • Indirect, incidental, or consequential loss or damage of any nature.
  • Loss of profits, revenue, opportunity, or goodwill.
  • Damages arising from reliance on information provided by third parties.
  • Events beyond our reasonable control, including acts of government, changes in Thai property law, natural events, or communication infrastructure failures.

Nothing in this clause limits liability for fraud, wilful misconduct, or matters which cannot be excluded under applicable law.

10. Indemnification

You agree to indemnify, defend, and hold harmless Sondre, its staff, and associates from and against any claims, losses, costs, or expenses (including reasonable professional fees) arising from:

  • Your breach of any provision of this Agreement.
  • Any inaccurate or misleading information you have provided to us.
  • Your use of the Services in a manner not permitted by this Agreement or applicable law.
  • Any dispute between you and a landlord, property agent, or independent professional introduced by us.

11. Termination

Either party may terminate an active service engagement by giving written notice to the other party. The following applies upon termination:

  • Fees for work completed up to the date of termination remain payable.
  • Deliverables already provided may be retained for your personal reference.
  • Ongoing personal manager arrangements require a minimum of 7 calendar days' notice to wind down operational commitments.

Sondre reserves the right to decline or discontinue service to any client whose conduct is found to be in breach of these Terms, with or without prior notice depending on the severity of the breach.

Clauses relating to intellectual property, liability, indemnification, and dispute resolution survive the termination of this Agreement.

12. Dispute Resolution

This Agreement is governed by the laws of Thailand. Any dispute arising out of or in connection with the Services shall be subject to the exclusive jurisdiction of the courts of Bangkok, Thailand.

Before commencing formal proceedings, both parties agree to make a genuine effort to resolve any dispute through direct negotiation. A written notice of dispute should be sent to [email protected]. The parties will endeavour to reach a resolution within 30 calendar days of the notice being received.

Nothing in this clause prevents either party from seeking urgent interlocutory relief from a Thai court where circumstances require.

13. General Provisions

Entire Agreement

This Agreement, together with any written service confirmation, constitutes the entire understanding between you and Sondre and supersedes any prior discussions or representations.

Severability

If any provision of this Agreement is found to be unenforceable, the remaining provisions shall continue in full force and effect.

Waiver

A failure by either party to enforce any provision of this Agreement shall not constitute a waiver of the right to enforce that provision in the future.

Assignment

You may not assign your rights or obligations under this Agreement without our prior written consent. Sondre may assign or transfer its obligations in connection with any business restructure or acquisition.

Notices

All formal notices under this Agreement should be sent by email to [email protected] and will be deemed received on the next business day in Bangkok following transmission.

14. Changes to Terms

Sondre may update these Terms from time to time to reflect changes in our services, operating practices, or applicable law. When material changes are made:

  • The updated Terms will be published on this page with a revised "Last Updated" date.
  • Clients in active engagements will be notified by email at least 14 days before changes take effect.
  • Continued use of the website or Services after the effective date of any revision constitutes acceptance of the updated Terms.

If you disagree with a material change, you may terminate your service engagement before the effective date of the change without penalty for the unused portion of any pre-paid service.
